Buying with Dindin

  Finding the perfect home can be stressful, but it doesn’t have to be. Here’s a preview of the entire process to get you started.

Get Help

Investing in real estate is costly, so it’s in your best interest to consult with a professional. The sooner you talk to your realtor, the more time and energy you will save. And it doesn’t cost you a cent – my initial consult is completely free!

The Big Why

Knowing why you want to invest is crucial. Are you downsizing? Do you need more space? Do you need to be close to transit? Is it for investment purposes? What is more important to you – a higher yield, or a higher appreciation long term? Taking the time to analyze your reasons at the early stages of buying will make it easier for your realtor to find you the offers that really suit your needs.

The Bottom Line

Find out what you can afford. Determine exactly how much you are willing to spend. Talk to your mortgage broker and your banker. You should be able to come up with an actual budget or price range, as well as a timeline, as to when the funds will be available. This is, quite probably, the most important step in the entire process.

Window Shopping

This is the fun part!  As your realtor, I can now send you options, based on the specifications that you would have identified, and your budget. Take your time in this step. Don’t rush or settle. The Internet is a powerful tool. Do your research. Work closely with your realtor – take advantage of their expertise and resources. Stay on top of the listings. It’s crucial to catch the listings as soon as they become available, especially in a seller’s market.

THE ONE

After viewing what feels like countless homes, you find THE ONE – the property that makes your heart flutter. Your dream home. Call your realtor! This is where you will most need my guidance as your buyer’s agent. Together, we’ll study the offer for hidden deficiencies and accurate assessments.   Winner Takes All Strategizing on how to secure the property is crucial. Someone who can help you to win the offer – someone with the experience to navigate the pitfalls and offer you tips – will be very important during this stage.

Wrapping It Up

You now have a firm offer. The sellers have accepted! The hard part is over. Now we’ll find you a good notary or lawyer for the conveyancing. I work with like-minded professionals and would be happy to make a recommendation. Your conveyancer will take care of all the documentation.

Moving In

This is one of my favorite parts of this entire process. As a realtor, I will be there until the end, guiding you through the entire process and helping you find the right people to make your move as easy and quick as possible – the right insurance people, moving companies, cleaners, property management companies.
